The short answer

A wireless smart home in Dubai typically costs AED 20,000–35,000 for an apartment and AED 25,000–150,000 for a villa, before VAT. A fully wired system for a whole villa starts at about AED 290,000, and very large projects run to AED 1–5 million or more.

These figures come from the quotes Modo issued in the UAE between June and October 2026. They are before 5% VAT, after any discount, and include installation, programming and commissioning. Your own price depends on the size of the home, how many rooms and systems you automate, and whether the system is wireless or wired.

Wireless smart homes: typical prices

A wireless system replaces your switches and adds sensors, AC controls and curtain motors that talk to a hub. It needs no new cables run to a central panel, which is why it is the usual choice for an apartment or villa that is already finished.

ProjectWhat it usually coversTypical price, before VAT
One systemCurtain motors, roller blinds, or the lights in one roomAED 5,000 – 8,000
ApartmentSmart switches and dimmers, AC thermostats and curtain motors in every roomAED 20,000 – 35,000
VillaLighting, AC and curtains throughout; often smart locks, intercom, Wi-Fi and camerasAED 25,000 – 150,000

The villa range is wide because a villa can have three bedrooms or eight, and because some owners automate only the lighting and AC while others add curtains in every room, smart locks, an intercom and a full Wi-Fi and camera system.

Wired systems: where the price starts

A wired system runs a cable from every keypad, sensor, light circuit, curtain motor and AC unit to a central automation panel. Modo builds these on Loxone, as a Loxone Gold Partner, usually with KNX keypads. A wired system is planned at the design stage, before the walls and ceilings are closed.

Wired projectPrice, before VAT
A whole villaFrom about AED 290,000
Very large projectsAED 1 million – 5 million
Luxury homesNo fixed upper limit

A wired price has no ceiling. It grows with each custom requirement: more keypads and sensors, multiroom audio, a home cinema, landscape lighting, integration with the AC and other building systems. On a luxury install the brief sets the price. A smaller wired scope, such as lighting control only, can come in below the whole-villa figure.

Wireless or wired: which fits

  • Wireless fits a finished home. It goes in room by room, can start with a single system, and suits apartments and most villas.
  • Wired fits a new build or a full renovation. It is one system for the whole property, run from one panel, and suits large villas and buildings where lighting, AC, curtains, audio and security should all work together.

What changes the price

  • The number of points. Every switch, dimmer, sensor, curtain motor and AC unit is a device to supply, install and program, so a larger home costs more.
  • The systems you add. Lighting and AC are the core. Curtains, smart locks and intercom, Wi-Fi and cameras, multiroom audio and a home cinema each add to it.
  • The keypads. One villa was quoted with two KNX keypad ranges on the same Loxone system, and the difference was about AED 60,000, or 16%.
  • Installation and programming. In Modo's UAE quotes these are usually about a quarter of the price.
  • Wireless or wired. A whole wired villa starts above the top of the wireless villa range, because every point is cabled to a central panel and programmed as one system.

What is not in the price

  • VAT at 5%.
  • Civil works, and electrical conduits and wiring up to the point of supply.
  • Internet service charges.
  • An annual maintenance contract, which is quoted separately if you want one.

Hardware comes with the manufacturer's warranty, and Modo's installation workmanship is covered for 12 months from handover.

How to get an exact price

Send us the floor plan, or a list of rooms and what you want to control in each. The quote lists every device and its price room by room, so you can see where the money goes and take out what you do not need. Where it helps, we quote two options side by side, for example two keypad ranges.

Questions people ask next

Does the price include installation?

Yes. The ranges on this page include supply, installation, programming and commissioning. In Modo's UAE quotes, installation and programming are usually about a quarter of the total.

Is VAT included in these prices?

No. Every figure on this page is before VAT. VAT at 5% is added on the quote.

How much does it cost to automate only the curtains or the lights?

Usually AED 5,000 to 8,000 before VAT for one system, such as motorised curtains or roller blinds for a few windows, or smart lighting in one room.

Can I automate an apartment I already live in?

Yes. A wireless system is the usual choice for a finished apartment: smart switches replace the ones you have, and AC controls and curtain motors are added room by room, with no new cables to a central panel. A typical apartment costs AED 20,000 to 35,000 before VAT.

When do I need to decide on a wired system?

At the design stage of a new build or a full renovation, before the walls and ceilings are closed, because every point needs a cable to the central panel. Civil, electrical, HVAC and false-ceiling works must be finished before installation starts.

Why does a wired system cost so much more?

Every keypad, sensor, light circuit, curtain motor and AC unit is cabled to a central panel and programmed as one system, and wired projects often include more: KNX keypads, multiroom audio, a home cinema, integration with the AC system. A whole wired villa starts from about AED 290,000 before VAT.

What is the most a smart home can cost in Dubai?

There is no fixed upper limit. Very large projects run to AED 1 million to 5 million, and a luxury install is priced by its brief: every custom requirement adds to it.

What warranty do I get?

Hardware carries the manufacturer's warranty. Modo's installation workmanship is covered for 12 months from handover. An annual maintenance contract is quoted separately if you want one.

How is payment made?

On Modo's standard UAE terms, materials are paid in full in advance. Installation and programming are paid 50% in advance, 40% when the materials are delivered to site and 10% at commissioning and handover.

Do you work outside Dubai?

Yes. Modo works across the UAE from its office in Al Garhoud, Dubai.
